Contrary to the hype median property prices in Australia rose by 12.1 per cent for the 2009 calendar year. This surprised the plethora of skeptics and so called "property experts" and demonstrated the resilience of the Australian property market in the midst of a global financial crisis.

Of the areas that defied prediction, property investment on the Gold Coast experienced the greatest volume of sales according to RPdata, racking up over 9,000 sales during the year to January 2010. Like other high growth areas, property investment on the Gold Coast is a popular choice because of the favorable lifestyle credentials.

The Gold Coast is actually Australia’s sixth largest city and is consistently one of the fastest growing regions in Australia, making property investment on the Gold Coast desirable right now and even more so for the future. Property analyst Bill Morris reports that the Gold Coast will hit a population of 850,000 by 2026, based on 16,000 people moving to the area a year. Additionally, KPMG predicts that the Gold Coast may even overtake Adelaide to gain fifth place later this century thereby fuelling property investment on the Gold Coast further.

Rather than strain the community, this kind of population boom has benefitted property investment on the Gold Coast because it has started a new phase of planning and infrastructure development. Instead of placing pressure on infrastructure, this population growth has actually inspired community developments that will have a positive effect on property investment on the Gold Coast.

Based on BIS Shrapnel's Residential Property Prospects report in June 2009, property investment on the Gold Coast will perform well with a projected growth rate of 14 per cent until 2011. This projected rate of growth may be due to improved infrastructure, such as the Gold Coast Light Rail project, which is predicted to increase the value of property investments on the Gold Coast. Rapid Transit advisory member Peter Trathen said property investments on the Gold Coast could jump as much as $100,000 in the next 12 months, making the region premium real estate. This predicted capital growth surge is making property investment on the Gold Coast an especially appealing option to many investors seeking long term options.

The figures suggest just that. According to a recent Mortgage Choice survey, property investment on the Gold Coast is on the minds of many potential investors. The report revealed 63 per cent of Gold Coast residents had plans to purchase within the next two years making property investment on the Gold Coast a hot investment option.

Australia wide we are seeing an enormous undersupply as a result of the global financial crisis - in my opinion we won't feel the full effects of this for years and property investment on the Gold Coast will perform well long term".
