property investment on the gold coast

Firstly, to assess property investment on the Gold Coast, let’s look at the hard facts. Contrary to the general consensus median property prices in Australia rose by 12.1 per cent for the 2009 calendar year. This surprised even the most sceptical of the plethora of so called “property experts” and showed the resilience of Australian property, making property investment on the Gold Coast, and other high growth areas still attractive.

BIS Shrapnel’s Residential Property Prospects report, June 2009, based on data from the Real Estate Institute, has indicated that property investment on the Gold Coast will perform well and projected a growth rate of 14 per cent until 2011. This remains a solid option for many investors given the expanding infrastructure and population growth.

Property analyst Bill Morris reports that we will hit a population on the Gold Coast of 850,000 by 2026, based on 16,000 people moving to the area a year. This growth is already placing pressure on housing and rentals providing a strong market for property investment on the Gold Coast in the long term.

When considering the Gold Coast has consistently been one of the fastest growing regions in Australia and is actually Australia’s sixth largest city, this makes investing in property on the Gold Coast an exciting opportunity. KPMG predicts that the Gold Coast may overtake Adelaide to gain fifth place later this century thereby fuelling property investment on the Gold Coast further.

Mark Borrill, Joint Managing Director of Which Property reports that “Property investment on the Gold Coast is a solid investment with all of the key market indicators pointing to strong growth moving forward. Australia wide we are seeing an enormous undersupply due to a decrease in building approvals from the global financial crisis – in my opinion we won’t feel the full affects of this for years and property investment on the Gold Coast will perform well long term”.
